Remove the old sealant first
Applying fresh sealant over failed sealant is the most common shortcut and it does not work. The new material bonds to the old, the old is already lifting, and the whole assembly comes away together.
We remove the failed material, clean and prepare the substrate, and apply new sealant matched to the roof material. It takes longer and it is the only version that lasts.
