# Vent, Hatch and Roof Accessory Service

Vent and hatch work replaces roof vents, fans, access hatches, and skylights, and reseals the accessory mounts that are the most common water entry points on any commercial body.

Range: $250 to $1,200

Collision estimates for insurance claim walk-ins carry no charge. Systems estimates are $150 and diagnostics are $285 per hour, both credited against an authorized repair.


## Every penetration is a potential leak

Anything that goes through the roof is a hole with something sealed into it. Vents, fans, hatches, antennas, and solar mounts all sit on penetrations, and each one is a candidate for the leak you are chasing.

Accessories installed after the body was built are the most common culprits, because they are often mounted with a bead of sealant and no proper flashing.

## Questions

**My leak is at a vent. Can it just be resealed?**

If the vent itself is sound, yes: remove the old sealant, prepare the surface, and reseal properly. If the vent housing has cracked from UV it needs replacing.

**Can you add a roof vent or fan?**

Yes, with a properly cut and flashed opening. Doing that correctly is what stops it becoming your next leak.

**Why do my roof accessories keep leaking?**

Usually because they were mounted with sealant alone instead of being properly flashed. Sealant on its own is a wear item, and once it fails there is nothing behind it.
