# Roof Membrane Replacement

Membrane replacement removes a failed roof covering, repairs the decking and framing underneath, and installs a new membrane in EPDM, TPO, aluminum, or fiberglass with all penetrations properly flashed and sealed.

Range: $3,500 to $18,000 and up

Collision estimates for insurance claim walk-ins carry no charge. Systems estimates are $150 and diagnostics are $285 per hour, both credited against an authorized repair.


## The deck underneath is the real job

Once a membrane has failed and water has been getting in for a while, the decking and framing underneath are usually compromised. Installing a new membrane over soft decking wastes the membrane.

We strip the old covering, assess and repair the deck and bows, then install the new membrane. That sequence is why the quote sometimes grows after the roof is opened, and it is why we assess before committing to a number where we can.

## Questions

**Which membrane material is best?**

EPDM and TPO both work well and are the common choices. TPO is more resistant to UV and dirt pickup, EPDM is more forgiving to repair. We match to the body and how it is used.

**How long does membrane replacement take?**

Twenty to eighty labor hours depending on roof size and how much deck repair is found underneath.

**Can we reseal instead of replacing?**

If the membrane itself is sound and only the seams have failed, yes. Once the membrane is cracking across its field it needs replacing.
