# Roof, Seal and Water Intrusion

Roof and seal work finds and stops water entering a vehicle body, then repairs the damage the water has already caused. It covers roof resealing, membrane replacement, vent and hatch service, seal replacement, and structural repair where water has reached the framing or floor.

Water intrusion is the most expensive slow failure on a commercial body. A seam that starts weeping in year three does not announce itself. It travels inside the wall, rots the floor edge, delaminates panels, and by the time anyone notices a stain the repair has grown from a tube of sealant to a structural job.

The most useful thing a fleet can do is treat roof seams and penetrations as scheduled maintenance rather than waiting for a leak. Resealing a roof costs a fraction of replacing a floor.

When a leak is already active the first job is finding the actual entry point, which is frequently nowhere near where the water appears inside.

## Services in this category

### Roof Resealing and Seam Maintenance
Roof resealing removes failed sealant from seams, penetrations, and edges, prepares the surface, and applies new sealant appropriate to the roof material. It is preventive maintenance that costs far less than the water damage it avoids.
Range: $750 to $4,500 and up

### Roof Membrane Replacement
Membrane replacement removes a failed roof covering, repairs the decking and framing underneath, and installs a new membrane in EPDM, TPO, aluminum, or fiberglass with all penetrations properly flashed and sealed.
Range: $3,500 to $18,000 and up

### Water Damage and Structural Restoration
Water damage restoration removes material that has rotted or corroded from prolonged moisture, repairs the framing and floor structure underneath, and rebuilds the affected area after sealing the water entry point that caused it.
Range: $750 to $15,000 and up

### Vent, Hatch and Roof Accessory Service
Vent and hatch work replaces roof vents, fans, access hatches, and skylights, and reseals the accessory mounts that are the most common water entry points on any commercial body.
Range: $250 to $1,200

### Seal and Gasket Replacement
Seal replacement renews the weather seals around doors, windows, hatches, and body joints. Correct function depends on the opening being aligned first, since a seal can only work under even compression.
Range: $400 to $3,000

## Questions

**How do you find where a leak is coming from?**

Water travels along structure before it appears, so the stain inside is rarely under the entry point. We test systematically from the lowest suspected point upward, and on larger bodies we use controlled water testing zone by zone rather than guessing.

**How often should a roof be resealed?**

Inspect annually and reseal when the sealant shows cracking, shrinkage, or lifted edges. In Southern California sun that is typically every two to four years depending on the sealant used and whether the vehicle lives outdoors.

**Can water damage be repaired or is the body finished?**

Almost always repairable. The question is scope. Caught early it is a seal and a panel section. Left for years it becomes floor, framing, and wall replacement, which is why early intervention matters so much financially.

**Does a leak affect anything besides the cargo?**

Yes. Water in a wall cavity causes delamination, corrodes framing and fasteners, rots floor edges, and on refrigerated bodies destroys insulation value permanently.
